Mold Inspector Westchester
The first step to hiring a mold inspector in Westchester and all of New York is to find a licensed Mold Assessor, because New York State requires a mold tester to be licensed.
In New Jersey and Connecticut, there is no licensing, but since Certified Inspections, Inc. also services those states, you can still hire a mold inspector who is held to the rigorous standards of training and ethics that are demanded for licensing in New York.

Mold Inspector Or Remediator?

What is of paramount importance is to understand that there are two separate fields, mold inspectors and mold remediators. Doing both is a conflict of interest (and now illegal in New York.) The reason this law was implemented is that remediation companies were going to houses and businesses, looking at discoloration and immediately determining that it was mold without taking any samples for laboratory analysis, or they would take their own samples, doctor them up so that they’d come back positive, and then get an expensive clean-up job.
Sometimes there was really no mold problem in the first place! Other times, there may have actually been a problem, but the remediator was not properly trained to detect it. In addition, when the remediator did the cleaning, sometimes they would do an incomplete job missing entire sections of walls that were full of mold. They would also overcharge for their services.
The state of New York came to the conclusion that licensing was needed to protect the consumer from fraud and shoddy work because after all, mold can make you very sick. They decided to institute a system of checks and balances by creating two distinct professions: mold assessor and mold remediator. No person or company is permitted to do both.

Hiring A Mold Inspector
The first process is to have a mold inspector come in and test for mold. If mold is found in high enough quantities, he will write a protocol that a mold remediation company will have to follow to make sure that it is done correctly without doing too much or too little. He will spell out what measures need to be taken to protect the residents and workers from mold exposure, including proper protective clothing, the creation of containment zones with a negative vacuum, and what chemicals to use for cleaning.
In addition, he will write a range of pricing that a typical job of that nature costs, so the remediator can’t simply come up with an astronomical number. After the remediation is completed, the mold inspector will return and perform a clearance test to make sure that the remediation was successful, or else the remediator will have to return and continue until his work passes the clearance test. This way, you don’t have the student grading his own paper or, to put it another way, you don’t have the fox guarding the henhouse. The remediator must comply with the assessor’s protocol (action plan) and pass the clearance test.

“When we were selling our house, the buyer’s home inspector told us we had a bad mold problem in the attic, but he never did any testing. We called Certified Inspections and they took several samples and found that the black stuff on the wood wasn’t even mold. They saved us thousands of dollars in cleaning costs and the deal went through. Thank you to Mark and Certified Inspections!!”

Mark is Amazing!
“Mark answers the calls and is so easy to reach. He was so informative, it was amazing. After having 2 mold tests done with different companies, we contacted Certified Inspections for an objective third party opinion Mark stayed on the phone with us for more than 30 minutes thoroughly going over everything and explaining what we should be concerned about. Thank you so much for being so helpful and kind during this time, and resolving our problem once and for all!”

Highly Recommend!
“When we thought we had mold because our kids were getting sick all the time, we called Certified Inspections. Mark inspected our house from top to bottom and took a lot of time to explain everything to us in detail, including the fact that testing is required before remediation can be done, so that there is no conflict of interest, and so unnecessary work wouldn’t get done, or get done the wrong way. I greatly admire his kindness, honesty, and integrity. After he finished, we were confident we would never have another mold problem again. I highly recommend working with this company if you want the job done right by someone you can trust.”

Huge Help!
“I was worried that my recent health issues were caused by mold so I called the folks at Certified Inspections who were recommended to me by my friend. They spent a long time on the phone with me asking me about my symptoms and various things about my house and workplace, and concluded that mold could not be a cause of my illness. They directed me to the proper specialist who diagnosed and treated me. I feel much better now and Certified never even charged me for the invaluable consultation!”
