Mold Removal and Mold Remediation

In 2016, New York State passed a law making it illegal for a contractor or company to remediate/remove mold until a separate independent mold assessor has tested it and written a protocol or “action plan” for a remediation contractor to follow.

There are officially now 2 different types of contractors: mold assessors and mold remediators. It is illegal to do both because it is a conflict of interest. First an assessment must be done before calling in a remediator. This was designed to protect the consumer against mold removal companies charging them for unnecessary services (oftentimes, what appears to be mold is in fact, not), and for either cleaning too much or too little. A system of checks and balances was needed and now made into law.

Certified Inspections, Inc. performs mold assessments only. If mold removal is needed we will write treatment protocols or “action plans” if necessary and can provide a list of qualified contractors for the remediation.

After the remediation, we return to re-test and if the job was not performed properly, the remediator must do more cleaning until we certify the job.

Mold Removal & Testing

Mold testing, or the mold assessment, which is the first step to resolving a mold problem, is paramount because sometimes what you are positive is mold turns out to not be mold at all. Many other substances have the same appearance. So you may be worried about nothing!

What we do is inspect the entire premises from top to bottom, then, after discussing our visual findings with you, take swab samples of any visible substance that appears to be mold, and we collect air samples with a small vacuum machine. The samples are then overnighted to a certified lab in Manhattan and in about 2 days, we will email you a comprehensive report that explains our findings in easy to understand language. If remediation (cleaning) is required, we will include an action plan (protocol) that explains the cause of the problem, details exactly how it must be properly remediated with the requisite safety procedures so neither the inhabitants nor the workers get sick, and also include corrective measures to implement in the building so that the mold will never return. We don’t want you or your family ever to have a problem again.

What is Mold?

Molds are simple, microscopic fungus organisms found indoors and outdoors. They feed on any porous material such as wood, sheetrock, tile, concrete, carpet, and paper. The spores are lighter than air, so they fly around and take root in moist areas where they eat and breed. They are only dangerous when found in large concentrations inside your home or workplace which makes mold removal that much more important.

What does it look like?

Mold can be black, grey, white, green, reddish, brown, and may not even be visible as it can lurk behind walls, ceilings, and flooring. Not all mold-like substances are actually mold. Yeast, dirt, pollen and other things can look similar. It should be tested to be safe and know for certain. Most importantly, a perfectly clean looking room could have dangerous, invisible mold in the air that you breathe.

Where is it usually found?

The most common locations for mold infestation are basements, bathrooms and attics, but sometimes it is found in kitchens, laundry rooms, garages, on walls where a window was left open, closets, and other places.

What the cause was; 3) How to get rid of it (mold removal plan)– a detailed abatement protocol, or blueprint for cleanup will be provided; 4) Corrective measures will be specified in order to keep the mold from returning in the future; 5) Assistance locating a qualified abatement company; 6) Clearance testing to make sure the clean-up was successful; 7) Ongoing consultation – unless we have to visit the job site, we offer unlimited phone consultation for future questions concerning the cleanup, corrective measures, or any other concerns.
