Sometimes, a party is selling their house. They hire a home inspector who discovers something that they believe is mold. It could be discoloration or spots or an odor. So they tell the buyer that this could be big trouble and that it needs to have a mold assessment. Sometimes the buyer will hire us to come out and do just that. Other times, the buyer will pass the responsibility onto the seller who will hire us. There are no hard, fixed rules with this. It is my belief that the burden of proof should be on buyer, but if the seller is willing to pay to have it tested, that’s okay too. After all, the seller is the one who wants to sell it, and if the buyer backs out, then they will have the same problem with the next buyer and their home inspector.

Another scenario is when a homeowner who has been living there for a short time or for decades, has had an event occur involving water. It could be seepage in the basement. It could be a roof leak. It could be a dishwasher or washing machine overflow, or a pipe break or a water heater leak. Or they could have gone away for a while and returned to find moldy-looking stuff on the carpeting or walls.

Or they could have just noticed a moldy odor. Or they could have gone into the attic to get something and noticed black stuff on the rafters and sheathing. Sometimes it is a relative or friend who visits who notices something that they think is mold.

At other times, there is no particular water event that has occurred, at least to the homeowner’s knowledge, but either they or their children have been feeling sick, or have been coming down with frequent illnesses and want to see if the source is something inside their house.

Many times, we do find this through testing. Similarly, we get calls from business owners or managers who have had complaints from employees about feeling sick when they are in their office, but feel better when they leave. Or they notice a strong odor.
