NYC Mold Testing (Common Problem Areas)

In most places, mold is most commonly found in basements and attics. Since many of Manhattan living and working spaces do not have either of the above, mold manages to manifest itself in other areas. Roof leaks are common because many buildings have flat roofs that require periodic maintenance to prevent ponding water and leaks. Water can travel down several stories and affect apartments and condos that aren’t even near the roof.

Many windows are poorly installed and sometimes they are defective, allowing moisture to get in. Sometimes it is the resident’s fault for leaving windows open during rainstorms. Bathrooms and kitchens, like anywhere else, pose higher risks for mold due to the greater moisture content. In NYC apartments, oftentimes bathrooms and kitchens do not have adequate ventilation systems that carry the moist air to the outside of the building. And last, Mold Problems can develop from people watering plants or washing floors. Water spills from the plant-watering process and excess water on the floor can cause mold to grow.

What Is Stack Effect?

I have found mold problems in apartments and condos caused by bathroom leaks from the unit above them. I have also found mold problems caused by water vapor migrating upward from a lower unit due to what is called the “stack effect,” as air tends to move upward through a building. 

People incorrectly assume that unless they see black spots on surfaces, they couldn’t possibly have a mold problem. Mold growth inside the living space can be visibly undetectable as the spores can proliferate in the air. Millions of microscopic-sized spores can float around in the air currents and when they are inhaled by people, can cause symptoms ranging from respiratory disorders such as asthma, emphysema and flulike symptoms to more severe problems such as memory loss and cancer.

Spores tend to move around in clumps of concentration by the air currents. They are not equally distributed throughout any single space, therefore multiple samples are required to be taken in order to find them.
